Nestled in the lush valley of the Bybrook River, The Timber Yard is a new collection of homes rooted in the riparian landscape of Box, deep within the Cotswold Area of Outstanding Natural Beauty. Once a working timber yard, the brownfield site has been sensitively transformed by a wholly local team into a layered, living community—where the architecture follows the rhythm of land, water, and village life.
The design draws from Box’s distinctive topography: houses step gently with the terrain, accessed at two distinct levels, with views framed by mature trees and the sound of water from the old mill gate always present. A network of shared green spaces weaves between the homes, encouraging moments of connection, play, and quiet reflection.
Masonry ground floors give way to timber-clad upper levels, echoing the texture of the surrounding woodland and the riverside setting. From the lower Bybrook edge to the higher Box Wharf road, the homes—ranging from riverside townhouses to single-storey apartments and semi-detached family houses—form a mixed, inclusive community that opens generously to its landscape. Not far from Brunel’s Box Tunnel and the music of Real World Studios, The Timber Yard is a place shaped by history, nature, and the people who live among it.
